Home buyers and sellers who started 2025 with a positive outlook have had a lot of variables to contend with since the year started – from tariff talk to economic uncertainty to mountains of snow. Adding to the mix is the large wave of mortgage renewals on the horizon as many homeowners who purchased five years ago face higher interest rates today.
Alexis Victor, a real estate agent with Royal LePage Signature Realty, has lots of aspiring sellers who are prepping their homes for listing in the spring for a variety of reasons. Buyers are calling to ask if any properties are ready to go.
“There’s so much pent-up demand. It’s palpable,” she says. “People have been sitting on the sidelines for the past two years and interest rates have come down,” she says. Areas north of Toronto have been walloped by snow, says Ms. Victor, who does much of her business in cottage country and cities such as Orillia, Bracebridge and Gravenhurst.
“That has directly impacted the real estate market because if you can’t get anywhere, you can’t buy anything,” says the agent, who was socked in at her own family cottage for three days. “We’ve had our hands full just getting from point A to point B.”
One factor that may contribute to a brisk spring market is that sellers are coming to terms with the fact that prices in the area have come down in the past couple of years, she says. Cottage country saw a strong run-up in prices during the early years of the pandemic when interest rates were at historic lows.
Ms. Victor is currently sitting on about 30 listings, made up of leftover inventory from last year and new supply coming on. She estimates 107 properties in the surrounding areas will be re-listed after failing to sell last year.
